Marcel Breaks Ground on South Haven Surgical Plaza in Hoover, Alabama

Marcel is proud to share big news from Hoover, Alabama. On Friday, August 14, 2026, we joined city leaders and project partners to break ground on South Haven Surgical Plaza. This new medical center sits in Stadium Trace Village Phase II, one of Hoover’s fastest-growing destinations. Loree J. Skelton owns the plaza, and Marcel is leading its development.

A New Home for Outpatient Care in Hoover

South Haven Surgical Plaza is an 80,000-square-foot medical plaza. The building will have four floors and will cost about $35 million. It sits on an 18.4-acre site near Interstate 459 and Highway 150, also known as John Hawkins Parkway.

The plaza will include:

  • A multi-specialty surgery center with six operating rooms and two procedure rooms.
  • Imaging and testing suites, such as scans that help doctors see inside the body.
  • Class A medical office space built for doctors and their care teams.
  • Early plans also show 377 parking spots for patients, staff, and visitors.

What Does “Outpatient” Mean?

Outpatient care means you go home the same day, so you don’t have to stay overnight in a hospital. Many surgeries can be done this way today, thanks to new tools and methods. It often costs less, and it can be easier on patients and their families.

Built for Doctors, Designed for Patients

We planned every part of this building with doctors in mind. The goal is to help them work well, grow their practice, and build long-term value.

Doctors can lease space in the plaza, or invest in the building itself without taking on any construction risk. They can even own a majority share of the surgery center. This gives doctors a real stake in the care they provide.

The location is a big plus, too. More than 100,000 cars pass by on Interstate 459 each day. Patients and staff can also walk to nearby restaurants, shops, and green spaces.

Room to Grow

The plaza is designed to grow over time. Later, the site could add a 55,000-square-foot surgical hospital. It would have a 24-hour emergency room and 25 beds for patients who need to stay. The plan is to add it without shutting down the surgery center during construction.

Care Closer to Home

Today, many people in West Hoover drive to downtown Birmingham for procedures, and some also have to wait. South Haven Surgical Plaza aims to fix that problem. People in Hoover and nearby counties will be able to get many kinds of care much closer to home.

At the groundbreaking, Skelton said the project will bring “start-to-finish healthcare in your own backyard.”

The plaza will also offer a preventive wellness program. This kind of care looks for health problems early, and sometimes it finds them before they even start. That can mean lower costs and less stress for patients. It will be one of the first programs of its kind in Alabama. Hoover Mayor Nick Derzis shared his excitement too, saying, “There’s going to be nothing like it in the state.”

A True Team Effort

A project like this takes a strong team, and we are thankful for every partner. Loree J. Skelton, a Hoover lawyer and the CEO of South Haven Corporation, owns the plaza. Her parents first built South Haven in this community, and this project carries their work forward.

Part of the Stadium Trace Village Expansion

In July 2026, the Hoover City Council approved a $28 million economic development agreement for Stadium Trace Village. This deal supports all of Phase II, including South Haven Surgical Plaza, along with roads and other public works in the area.

The deal is “performance-based.” That means the city pays only as the project brings in new business and new tax revenue, so public money is tied to real growth.

Phase II will bring more than $200 million in private money to Hoover. Along with the surgical plaza, plans include:

  • Chasing Aces, a fun place where people can play golf games with friends.
  • More stores and places to eat for families and visitors.
  • The Village Green, with an outdoor stage for concerts and events.
  • Better paths so people on foot can move around the area with ease.

Phase II and Phase III are expected to create about 300 construction jobs and about 500 long-term jobs. That is good news for workers across the Hoover area.

When Will South Haven Surgical Plaza Open?

Construction is now underway, and we expect to deliver the building in 2027.
